In addition to paying rent for the property, you may also be required to make the following permitted payments. Before the Tenancy starts: Holding Deposit: £150; and/or Deposit: £600.
During the Tenancy: Payments to other third parties: such as Council Tax, utilities or payments for communications services; Default Charges: such as payments for the replacement of lost keys and security devices, or interest on overdue rent; and Tenancy Transaction Charges: such as requests to vary or assign the Tenancy. All current charges are found within your Tenancy Agreement or on our website.
A Holding Deposit, of £150 is required upfront to take the property off the market. The Holding Deposit will be deducted from the total Deposit. If your application is rejected, or you withdraw or cannot complete your application within the specified 15-day timeframe between taking the property off the market (the day of payment of
the first Tenant’s Holding Deposit), you will not be eligible for a refund of any of the Holding Deposit paid. Please see Cancellation Policy for exceptions to this term. The Holding Deposit will be retained if the Tenant withdraws or, provides false or misleading information, fails Right to Rent checks, fails to take reasonable steps to enter the agreement within 15 days, or fails to respond or provide information required. The property will be remarketed for let to another Tenant. If the Landlord withdraws the property, your Holding Deposit will be refunded or an alternative property offered, if available. Please ensure you satisfy yourself that in applying for the property you will be in a position to sign the necessary Tenancy Agreement or make the agreed rent and Deposit payment within the agreed timeframe. If you are not, the Landlord reserves the right to let
to an alternative Applicant (no refund will be made in these circumstances). The Holding Deposit will be held in our Client Account and transferred as payment towards your total Deposit once your Application has been completed and the Tenancy Agreement is successfully signed.
Cancellation within a statutory or other cooling- off period allowed by HOP:
If a booking is cancelled within 15 days of reservation in line with terms a), b) or c), a full refund will be given.
If a booking is cancelled from signing Tenancy Agreement to 5 weeks prior to Tenancy start the Holding Deposit will be retained
If a booking is cancelled within 5 weeks of tenancy advance rent will be retained unless a suitable replacement Tenant is presented.
Tenant/s must inform HOP within 3 days and provide evidence.
Under UK Legislation there is a requirement to satisfy Right to Rent checks. Failure to provide satisfactory documentation to demonstrate the
right to rent in the UK will lead to cancellation of the application and forfeiture of all Deposits paid.
Under the Money Laundering Regulations 2017, the Agent is legally obliged to undertake Customer Due Diligence. We will require two copies of identification from each Tenant and Guarantor before commencing your Tenancy Agreement. Either a passport or driving licence, plus a utility bill or bank statement will be required. We cannot accept any payment by cash due to Money Laundering Regulations.
You will be sent by email a copy of the Tenancy Agreement and this document will require a digital signature. Please note that the Assured Shorthold Tenancy you sign is a legally binding agreement.
We advise that before commencement of the Tenancy, you take out adequate insurance to cover your own personal possessions as well as cover for any accidental damage to the Landlord’s fixtures and fittings.

Prior to the check in of the property we will require the advanced first payment of rent as agreed as cleared funds in our account 5 weeks prior to the Tenancy commencement date. You will be required to confirm the Inventory and the schedule of condition has been received. You then have 7 days to ensure that the Inventory is detailed and accurate as this will be your record of the property’s condition upon commencement of the Tenancy. The Inventory will be used when you vacate, to assess the property for the return of your Deposit and any possible deductions from it.
The Lead Tenant will be the main point of contact for HOP on behalf of all Tenants named on the Tenancy Agreement. HOP will not accept claims that a particular Applicant party to this agreement was not aware of the Terms, once this has been signed and monies paid.
Tenants are advised that, should your rental amount remain unpaid after the agreed rent payment date, interest on overdue rent may be charged as outlined in your Tenancy Agreement. Rental arrears is taken extremely seriously and may lead to eviction. If necessary, arrears will be pursued through the required legal channels, which could result in County Court Judgments, seriously affecting your ability to rent other properties or arrange any form of credit.
The Agent or Landlord will be required to inspect the property on a regular basis during the Tenancy. We will contact you prior to entering and you can be present if you wish. Inspections and appointments are carried out between Monday and Friday during working hours. If HOP
is not acting as managing agents on the Landlord’s behalf, you will be provided with the Landlord’s name and contact details, in which case the Landlord will make arrangements to carry out their own inspections.

At the end of your Tenancy, HOP or the Landlord will arrange an appointment to attend the property to perform a check out at the property. A full report will be made of the condition and we / the Landlord will contact you with the findings. Any damage to the property will be charged against the security Deposit.

The Tenants agree that the Agent may give information to The Property Ombudsman if the Tenant has registered a complaint and asks for that information. I confirm that by making an online reservation on behalf of all tenants, we accept to receive the Gas Safety Certificate, Energy Performance Certificate, How to Rent Guide and Deposit Prescribed Information by email in conjunction with the Assured Shorthold Tenancy Agreement.
